Real Estate Route
  • Purchase residential real estate valued at ≥ AED 2 million (single or combined), freehold title.

  • Off‑plan properties qualify if interim registration is done and 2M threshold met.

  • Mortgaged properties are allowed, but a bank NOC confirming amount paid must be submitted.

Investor Route

Eligible by investing AED 2 million+ in:

  • UAE government-accredited funds (10-year visa)

  • Or via a commercial/industrial license or MoA stating capital ≥ AED 2 million.

  • Pay ≥ AED 250,000 annually in UAE taxes (certificate from Federal Tax Authority).

  • Funds must be fully owned (no loans) with medical insurance for self and family.
